How much is the First Home Owner Grant in 2026?

It varies by state: NSW, VIC and WA pay $10,000, SA pays $15,000, and QLD and TAS pay a boosted $30,000 (both stepping down from 1 July 2026 — QLD to $15,000, TAS to $20,000). The NT pays a $50,000 HomeGrown Territory grant. The ACT has no cash grant and instead offers an income-tested stamp duty concession. Most grants apply only to new or newly built homes.

Do I have to buy a new home to get the grant?

In almost every state the First Home Owner Grant is restricted to new homes — buying brand-new, off-the-plan, or building. Stamp duty concessions are more generous and in NSW, VIC, QLD and WA also cover established homes; SA’s relief is limited to new homes and vacant land. Tasmania has a separate full duty exemption specifically for established homes.

What stamp duty concessions can first home buyers get?

Full exemptions apply up to about $800,000 in NSW (concession to $1m), $600,000 in VIC and WA (concession to $750k/$800k), $700,000 in QLD (concession to $800k) and $750,000 in Tasmania for established homes. SA offers uncapped duty relief on new homes and the ACT gives $0 duty up to $1,020,000 subject to an income test.
