How much is land transfer tax on a $600,000 home in Ontario?

The Ontario tax is $8,475: 0.5% on the first $55,000 ($275), 1% to $250,000 ($1,950), 1.5% to $400,000 ($2,250) and 2% on the remaining $200,000 ($4,000). In Toronto the municipal MLTT doubles that to $16,950. Eligible first-time buyers get back up to $4,000 provincially plus $4,475 in Toronto.

Which provinces have no land transfer tax?

Alberta and Saskatchewan. Alberta charges land titles registration fees instead — $50 plus $5 per $5,000 of property value, and the same again to register a mortgage (roughly $1,300 total on a $600,000 home with a mortgage). Saskatchewan charges a 0.4% ISC title transfer fee, about $2,400 on the same home.

What changed with Toronto land transfer tax in 2026?

On 17 December 2025 Toronto City Council raised the MLTT luxury tiers for homes with one or two single-family residences, effective 1 April 2026. The portion above $3 million is now taxed at 4.40%, rising to 5.45% above $4M, 6.50% above $5M, 7.55% above $10M and 8.60% above $20 million — on top of the provincial tax.

How do first-time home buyer rebates work?

Ontario refunds up to $4,000 (covering homes up to $368,000) and Toronto adds up to $4,475. BC fully exempts the tax on the first $500,000 when the home’s fair market value is $835,000 or less, phasing out at $860,000. PEI waives its base 1% tax. You generally must never have owned a home anywhere in the world and must move in as your principal residence.

Quebec municipalities collect transfer duties using indexed brackets — for 2026: 0.5% to $62,900, 1% to $315,000 and 1.5% above. The tax is calculated on the highest of the price, the deed amount, or the standardized municipal assessment.

Do foreign buyers pay extra land transfer tax in Canada?
