How is property tax calculated in Canada?
Your annual property tax is your home's assessed value multiplied by your municipality's total residential tax rate (the mill rate). That total rate combines the municipal levy with the provincial education levy and any city-specific charges, such as Toronto's City Building Fund.
What is the property tax rate in Toronto?
Toronto's official combined residential rate for 2026 is about 0.767%, made up of the city rate, the education rate and the City Building Fund. On a $900,000 home that is roughly $6,906 per year. Rates are reset annually at budget time.
Why does Vancouver have a low rate but high tax bills?
Vancouver has Canada's lowest residential rate (around 0.30%) because its very high home values let the city raise enough revenue from a small percentage. The dollar bills are still substantial. To compare cities fairly, look at the tax on a similar home value, not the percentage alone.
Is assessed value the same as market value?
No. The assessed value is set by a provincial assessment authority (MPAC in Ontario, BC Assessment in BC, municipal assessors in Quebec) and is often based on an earlier reference date, so it can differ from what your home would sell for today. Property tax is charged on the assessed value.
Can I pay property tax monthly?
Most municipalities bill in instalments and offer a monthly pre-authorized payment plan, so the annual amount divided by 12 is a useful budgeting figure. If you have a mortgage, your lender may collect property tax with your payment and remit it for you.
